So after a year of planning and permitting and 4 months of construction our garage and house project is wrapping up. There are still some small details to finish up and a lot of landscaping to do in the spring, but we got our occupancy certificates the middle of the month and are moved in. Just had closing today on our old house, so this is officially home now.
We were able to sell the old house privately to a friend of our neighbors. What a relief it was going into this project knowing we had a buyer and we didn't need to list it.
I thought going into this that I was well prepared. As we went along I found out there was so much that I didn't know. I knew very little about NPDES permits and storm water management, but boy did I learn a lot. At times it felt like I couldn't write checks fast enough for permit app fees, review fees, and inspection fees.
In the grand scheme of things, this is just a small single family home, but I underestimated all of the red tape that needed to be gone through before a shovel could be put in the ground. I can only imagine what needs to be gone through to get a large commercial project off the ground.
In the end though we did get what we wanted. 1.5 acre of beautiful ground out in the country. A home that we picked to suit our needs. And most importantly, a garage that I have wanted to build for years but just never got it done at the old house. I am looking forward to getting this shop setup and organized. I may even have room to get a few more cubs in there.

Wow!!! I have been waiting for this ever since u mentioned it a while back. Great job. Living the dream Brandon! Looks really nice. I did same thing 12 years ago...And one thing I wish I did was pave my driveway and roll it into my mortgage. I thought I would b able to come up with the cash later...That does not seem to be happening. I will study the pic more but looks great. Oh...I would have used superior walls too. That is the best foundation system I have seen. U lucky dog

Thank you Dave. I hear ya on the pavement but it just wasn't in the budget.i was also impressed with Superior walls. So far it has been a very nice tight and dry basement. I researched these walls and had them recommended to me by others but I was a bit skeptical watching the sections just get set on compacted gravel with no footer, but once they were locked together and the slab was poured I was impressed.

Yes, no shop is ever big enough. The only thing that sets the size is the budget.

I hear you there. I was very fortunate to find a small house with a good size building to make my shop and after 25 yrs here hope to add on this spring.....just to have room to park vehicles.Bsmith wrote:The only thing that sets the size is the budget.
When I worked at the lumberyard and would have someone come to the counter for an estimate for a building the first thing I would say is it isn't big enough. They would give me a puzzled look and I would laugh and say the amount of space you have is in direct opposite proportion to the amount of stuff we have.
